Can I purchase a villa? BACK TO TOP

To be eligible to purchase a villa, you must be over 55 years of age. For married couples, one of the parties must be over 55 years of age.

Can we re-sell the villa? BACK TO TOP

Yes, you can sell the villa provided you follow the guidelines set out in your contract. The selling price is up to yourself and you retain all profit (less departure fees).

What type of ownership title is offered? BACK TO TOP

We offer one of the most common forms of tenure in retirement villages, which is called 'leasehold' tenure. The lease is for 99 years and is registered with the Titles Office, with you registered as the ‘lessee’. A lessee terminates automatically on the death of the surviving resident or when a villa is onsold to a new resident.

All retirement village purchasers are protected by the relevant state legislation.

What other fees or outgoings will there be? BACK TO TOP

As a resident you would be responsible for your own electricity, gas, personal living expenses, contents insurance and maintenance to your villa internally and externally. However, you are not responsible for maintenance of a capital nature.

What is the fee structure? BACK TO TOP

Tamworth's Easy Living Country Villas operate under a Deferred Management Fee model and the village is ‘self-funded’. Within this model, purchasers will incur two types of fees in addition to the initial purchase price.

The first fee is a fee that is used to contribute to:

  • Professional on-site management;
  • Gardening/landscaping;
  • Maintenance of common areas and community facilities;
  • Provision of a 24-hour emergency call system; and
  • Insurance

This fee can be paid weekly, monthly or bi-monthly, depending on the financial structure of the village.

Fees will vary depending on the size of the village and the number of facilities/services. Fees are generally reviewed on an annual basis. Village residents are invited to participate in the review process.

The second fee is a Deferred Management Fee which residents must pay when they leave the village. We are happy to discuss all details with you and provide specific examples of how this fee structure works.

We recognise that the decision to purchase into a retirement village is a major financial commitment and we encourage family members and financial advisors to come and meet with our consultants who will provide a detailed overview of the fee structure and answer any questions you may have.  We also encourage all purchasers to obtain independent legal advice prior to entering into a residence contract.

Will the fees rise? BACK TO TOP

The fees will be reviewed annually and will be adjusted to suit any increases to the costs subject to the approval of the residences by an annual ballot. Copies of previous years budget will be provided on request.

Are pets allowed? BACK TO TOP

Small pets will be considered.

Can we rent our villa? BACK TO TOP

Yes. Villas can be rented as long as the tenant follows the requirements as an owner-occupier.

Can we have children stay over? BACK TO TOP

Of course. However, for longer stays residents will be required to obtain approval from management.

Does our villa have a guarantee? BACK TO TOP

Absolutely. The builder will provide normal builder's structural guarantee and a six month builder warranty.

Is aged care available? BACK TO TOP
