Frequently Asked Questions

Who is eligible to purchase a villa?

To purchase a villa, you must be over 55 years of age. For couples, at least one person must be over 55.

Can I sell my villa in the future?

Yes, villas can be sold at any time, provided the process follows the terms outlined in your contract. You may set your own sale price and retain any profits (less any applicable departure fees).

What type of ownership is offered?

We offer leasehold tenure—one of the most common forms of ownership in retirement living. Each lease is for 99 years and is registered with the Titles Office, listing you as the ‘lessee’. The lease terminates upon the villa’s resale or the last resident’s passing.

All purchases are protected under the applicable state retirement village legislation.

What ongoing costs or outgoings should I expect?

As a resident, you will be responsible for:

Electricity and gas usage
Personal living expenses
Contents insurance
Routine internal and external maintenance of your villa

Note: You are not responsible for capital works or major infrastructure maintenance.

How does the fee structure work?

Our village operates under a Deferred Management Fee model. There are two types of fees in addition to the initial purchase price:

1. Ongoing Service Fee

This covers:

Professional on-site management
Gardening and landscaping
Maintenance of shared facilities and common areas
24-hour emergency call system
Insurance for community assets

This fee can be paid weekly, monthly, or bi-monthly, depending on the village’s financial structure. Fees are reviewed annually, and residents are encouraged to participate in the review process.

2. Deferred Management Fee (DMF)

This fee is paid when you leave the village. We’re happy to walk you through how this works with specific examples and encourage open discussions to ensure full transparency.

Because purchasing a retirement villa is a significant financial commitment, we encourage prospective residents to speak with family members, financial advisors, and our team. Independent legal advice is also recommended before signing any agreement.

Will the fees increase over time?

Yes, service fees are subject to annual reviews and may be adjusted to reflect increased operating costs. Changes are subject to resident approval via a ballot. Past budgets are available upon request.

Are pets allowed?

Yes, small pets are welcome and will be considered case by case.

Can we rent out our villa?

Yes, villas may be rented if tenants comply with the same guidelines and responsibilities as owner-occupiers.

Can children or guests stay with us?

Absolutely. Short stays from family and guests are always welcome. For longer stays, please seek prior approval from the village management.

Is there a warranty on the villas?

Yes. Each villa includes a builder’s standard structural guarantee and a six-month builder warranty.

Is aged care available?

Our community is designed for independent living and does not offer on-site aged care. However, residents can arrange Home Care services through external providers as needed.
